Plotting the AI Landscape
Codiance approached CEMET with a vision to transform the rental property management sector using artificial intelligence and machine learning. Their ambition was clear: to create tools that would help both landlords and tenants by streamlining processes, reducing overheads, and improving efficiency. However, with a wide range of potential use cases in mind — from document automation to predictive maintenance — Codiance needed clarity. What was technically achievable? What was viable in practice? And crucially, what would a development roadmap look like?
From Ideas to Intelligent Outcomes
CEMET embarked on a high-level research project to assess the potential for AI integration within Codiance’s workflow. This included exploratory investigations into opportunities such as automated document classification and allocation, predictive scheduling for maintenance, and other smart efficiencies across property management. The project was scoped to deliver a single Knowledge Transfer Document — a comprehensive white paper that would distill all insights gained and suggest practical paths forward.
To provide structure and direction, CEMET broke Codiance’s ideas down into discrete processes, applying deep expertise in data science and AI. Each process was evaluated individually, identifying not only what could be done, but what should be prioritised. Cross-cutting opportunities were analysed to uncover commonalities across use cases, which were then unified into broader system-level goals.
Building the Blueprint
With these goals in mind, CEMET reverse-engineered potential software outputs into a draft system architecture. This involved mapping out process schemas, identifying data requirements and sources, and outlining the necessary AI workflows. A high-level entity relationship diagram (ERD) was developed to guide future database design, with consideration for a data lake architecture and internal data warehouse.
Finally, the project proposed a suggested roadmap for implementation — one that would minimise friction, align with Codiance’s business needs, and offer a phased approach to deployment.

The Takeaway
This white paper provided Codiance with a solid strategic foundation to begin their journey into AI-enhanced property management. With clearer direction, technical insight, and an understanding of data requirements, the company is now well-positioned to innovate with confidence and bring intelligent tools to a complex industry.
